I am a proud Retired Veteran with over 24 years in Honorable Service to my Country. Ive been deployed to Active Duty in Germany working in Communications, stationed at Fort Devens, Ma & Fort Gordon in Georgia. After being in Active Duty for 4 years, I went back to College to pursue my Bachelor's Degree taking advantage of the Army's College Loan Savings/ Post Vietnam GI Bill as well as attending a Mass State School while working in the National Guard. I've worked in the Air Guard as a 5 Level operator in Communications and as an 7 Level Administrator for another 20 years stationed at Otis ANG Base & Quonset Rhode Island ANG Base.
I bought my first home with a VA Loan in 1990. I understand that Veterans need a DD-214- their Proof of Service and to receive their Certificate of Eligibility to qualify and be approved for a VA Home Loan. I am familiar with VA web portal to produce these documents and am familiar with VA Home Inspection, Safety & Health requirements to get a Home approved for Funding.
I can relate to other Veterans from all branches, active duty, guard and reservists, having assisted them with finding year round leases while stationed here on Cape Cod paying their leases with their BAH Basic Allowance for Housing.
I have rented my own home year round to a local full time Coast Guard Veteran and his wife. I understand their militiary issues, possible separation while being deployed, their family stressors and the possibility that if they get deployed that they may need to break their lease without reprimand
I have referred Veterans to a local Veteran VA Mortgage Originator who can answer questions, help them apply for a VA Loan and guide them to acquire mortgaging to purchase a Home with their VA Loan Certificate within their budget and/or using 100% financing.
I understand that Veterans who may be PCSing in the near future that they have a Rent vs Buy decision to make. The VA's home loan rates are incredibly low and can be approved with zero money down with good credit. I have a Rent Vs Buy & Mortgage Calculator on my website. I can help Homebuyers and Tenants make an informed decision, am knowledgeable of Cape Cod's Rental as well as Buyer's Market to protect their interests. I have lived on Cape Cod since 1974 and been in Real Estate for over 10 years.
I understand that VA Loans are reusable once sold, paid off and that this applies to all Veterans from all time periods and Branches of the Military including Reservists and Guard Members. Va Loans are also available to Veterans despite Foreclosure or Bankruptcy. And a VA Mortgage can be an assumable Loan by a Non- Veteran. Vets can qualify to purchase Single Family Homes, Condos, and 1 to 4 Family Units as long as one unit is their primary residence. Disabled Vets can also qualify for Local Tax Abatements.
